Exterior Construction Material Standards

• (HUD) 2x6 16" O.C. floor joists with 2x6 outer rail.
• (HUD) R-22 fiberglass blanket floor insulation.

• 8" O.C vertical grooved, hard board siding.
• 2x6, 16" O.C. with R-19 fiberglass insulation exterior wall framing.

• 5/8" D-2 floor decking.
• 3 to 12 roof pitch with cathedral trusses.
• 30 lb. per sq.ft. Roof load, R-28 blown-in insulation with 7/16" wafer wood decking.

• Three tab, self-sealing, organic shingles over Plydry" 30 lb. roofing underlayment.
• Wenco thermo-pane windows with double glazed insulated glass and fiberglass screens.


Interior Construction Material Standards
 

• 2x4/2x3, 24" O.C. interior walls with 1/2" sheetrock, taped, texture and painted.

• 5/8" sheetrock with painted "knockdown" texture on ceiling.

• Exterior doors: Front-36", Rear-32" insulated steel, 
6 panel, in swing, vinyl clad with wood frame, weather stripping, and threshold.

• 1 3/8" hollow core, pre-finished interior passage and closet doors.

• 100% copper electrical wiring, 14 gauge min.
• 100 AMP main electrical service panel.
• GFI protected receptacles per electrical codes.
• 220 volt receptacle provided at dryer space.
• 110 volt direct-wire smoke detectors

• Porch light at each exterior entrance.
• Powered range vent hood with light at range space.
• Powered vent fans with lights in baths without operable windows.


Appliance Standards
 

• GE -30" white, deluxe, natural gas range.
• GE -14 cubic foot, white, door over door refrigerator.

 

Plumbing Materials Standards
 

• Copper water supply lines.
• Stainless steel or white poreclain on steel, double bowl kitchen sink with 8" center set, water saver, ledge faucet.

• White, ABS, oval sinks with 4" center set, water saver faucet and pop-up drain with overflow.
• 60" bathtub with shower surround, water saver tub/shower diverter faucet and tip-toe bathtub drain.

• Garden or island tub standard in baths where shown on plans.
• Shower stalls with glass door standard in baths where shown on plans.

• Supply and drain lines provided at washer space.
• 40-gallon electric water heater or 40-gallon gas water heater.

• ABS drain, waste and vent piping stubbed through floor.
• Black iron pipe gas supply lines stubbed thru floor with shutoffs at all fixtures.

• Extruded, quilted aluminum heat trunk system with 4 x 10" floor registers with adjustable dampers.
• Forced air natural gas sealed combustion furnance.


Interior Finish Materials Standards
 

• Armstrong 12" tile floor covering in designated areas.
• Danube sculptured carpet over 1/2" polyurethane foam pad in designated areas.

• Incandescent lighting in secondary bedrooms, bath, utility, dining room.
• Master bedroom switched receptacles.

• White interior cabinetry with wood grain, foil wrapped plaque doors throughout.
• Surface mount medicine cabinet with mirror above each lavatory sink.

• Shelf and rod above clothes washer/dryer.
• Formica laminate countertops and edges throughout.

• Valance type drapery package with mini blinds throughout.
• Extended floor with boxed-out windows standard where shown on plans.
